Buying your first acreage near Calgary

Look beyond the house. Water, access and land use deserve a place on every acreage buyer’s checklist.

Start with the life you want

A peaceful retreat, a horse property and a working hobby farm can have very different requirements. Write down how you want to use the land before comparing homes. Think about usable pasture, space for equipment, privacy and the drive to work, school or everyday services.

Walk the property rather than judging only its acreage total. Slopes, wetlands, easements and existing buildings can affect how much land is practical for your plans.

Make water and septic part of your due diligence

Ask for well records, available water tests and maintenance history. Have qualified professionals assess water quality and well performance for your intended use; a clear glass of water alone does not establish potability or reliable supply.

Request septic installation and service records, and arrange a professional inspection. Confirm the system is appropriate for the home and ask about its condition, location and any restrictions affecting future additions.

Confirm access, services and permitted uses

Check legal access, shared-driveway arrangements and who maintains the road in winter. Confirm internet service at the specific address, heating fuel, electricity and other utility arrangements.

Before assuming you can keep livestock, build a shop or operate a business, confirm the current land-use designation and applicable rules with the municipality. Listing descriptions are a starting point, not approval for a proposed use.

Build the right conditions into your purchase

Discuss inspection, financing, document review and other appropriate conditions with your real estate professional. Allow enough time for qualified inspections and municipal enquiries before committing. Your acreage search should leave room for both the dream and the practical details.
